They Downsized Their Home, But Upgraded Their Lifestyle
How one couple traded their longtime Camas family home for golf course living at Royal Oaks Country Club in Vancouver, Washington.
Sometimes the smartest real estate move isn't about buying a bigger home, finding more square footage, or moving into a more expensive neighborhood.
Sometimes it's about finding a home that better fits the life you want to live.
That's exactly what happened with a couple we recently helped make the transition from their longtime family home in Camas, Washington, to a beautifully renovated home overlooking one of Vancouver's most established golf courses.
And while the move itself was exciting, the story behind how they secured their new home is a great example of why preparation, relationships, and timing matter in real estate.
A Different Chapter Calls for a Different Home
Our clients had spent years raising their family in a larger home in Camas. It was a wonderful property that had served them well, but with retirement approaching, their priorities were changing.
They no longer needed all that space.
Instead, they wanted something more manageable, comfortable, and better aligned with the lifestyle they enjoyed.
And they already knew exactly where they wanted to be.
Royal Oaks Country Club in Vancouver, Washington.
As longtime members, Royal Oaks was already a big part of their lives. They enjoyed the golf, the friendships, the social activities, and the sense of community.
The idea of living right on the golf course, just steps away from a place where they already spent so much of their time, was incredibly appealing.
It wasn't simply about downsizing.
It was about making their everyday lives more enjoyable.
The Right Home in the Right Location
My business partner, Jonathan Romano, had known these clients for years through their shared membership at Royal Oaks Country Club.
That longstanding relationship created a foundation of trust well before the home search began.
Jonathan spent time understanding exactly what they wanted, showing them different properties, and helping them evaluate the advantages and potential drawbacks of each.
When a home along the Royal Oaks golf course became available, it checked many of their most important boxes.
Originally built in 1978, the home had undergone an extensive renovation, inside and out.
While many homes along the golf course still reflect their original era, this particular property had been beautifully transformed. The finishes, design, and overall presentation gave it the appearance and feel of a much newer home.
For our clients, that was a huge selling point.
They could enjoy an established golf course community without taking on a major renovation project.
The location was exactly what they wanted, the home was beautifully updated, and the size made sense for their next chapter.
There was just one challenge.
They weren't the only buyers who recognized the opportunity.
Three Days on the Market. One Opportunity to Get It Right.
Although the 2026 real estate market has presented challenges for many sellers, desirable properties in sought after locations can still attract serious buyer interest.
And homes along Royal Oaks Country Club don't become available every day.
Our clients were in a strong financial position. They owned their existing Camas home without a mortgage and didn't need financing to make their next purchase.
That flexibility was a significant advantage.
But having the financial ability to purchase a home is only part of the equation.
You still need to recognize the right opportunity and know how to act when it presents itself.
Jonathan moved quickly.
After touring the property, carefully evaluating its condition and features, and discussing the pros and cons with our clients, he went to work structuring and negotiating an offer that would put them in the strongest possible position.
In a competitive situation, success isn't always measured by how much money you can negotiate off the asking price.
Sometimes it's about understanding what matters most to the seller, presenting attractive terms, and positioning your buyers to stand out from the competition.
Just three days after the home hit the market, our clients had secured the property and were under contract.
It was an exciting moment, but our work wasn't finished.
One Home Secured. Another Chapter Still to Close.
With their new Royal Oaks home under contract, our clients could begin looking forward to the lifestyle they had envisioned.
But they still owned their longtime family home in Camas.
Although they had the financial flexibility to purchase their next property, they didn't want to maintain ownership of two homes in the same market any longer than necessary.
Once we worked through the inspection process on their new home, our focus shifted to preparing, marketing, and selling their Camas property.
This is where having a coordinated real estate strategy becomes especially valuable.
Buying and selling are two separate transactions, but when they're connected to a major lifestyle transition, timing and communication are critical.
Our team helped them navigate both sides of that move.
Their Camas home ultimately sold, allowing them to fully transition into their new property without the burden of maintaining two residences.
More Than a Real Estate Transaction
What I appreciate most about this story is that our clients weren't chasing a bigger house or a more expensive address.
They were making a thoughtful decision about how they wanted to spend the next phase of their lives.
They wanted less space to maintain.
They wanted to be closer to the activities and friendships they enjoyed.
They wanted a beautifully updated home that wouldn't require a significant amount of additional work.
And most importantly, they wanted to feel confident that they were making the right decision.
Jonathan's longstanding relationship with these clients, his knowledge of the local market, and his ability to evaluate properties and negotiate effectively helped make that possible.
Today, they've successfully completed their move, sold their previous home, and settled into the community they already loved.
The Best Real Estate Decisions Start With Lifestyle
One thing I've learned over the years is that real estate decisions are rarely just about the house itself.
They're about family, relationships, convenience, financial goals, and how people want to live.
For some, that means buying a larger home to accommodate a growing family.
For others, it means finding more privacy, acreage, or waterfront living.
And for clients like these, it means recognizing that a smaller home in the right location can provide a much richer lifestyle.
They downsized their home, but upgraded the way they live.
And that's what made this particular transaction such a rewarding one for our team.
If you're thinking about downsizing, relocating, or simply finding a home that better fits your lifestyle, Jonathan and I would welcome the opportunity to help you explore your options.
