Some of the best real estate stories do not begin with a long search or months of planning.
This one started with an open house.

I was hosting an open house for my seller in Camas, meeting neighbors and visitors as they came through. That is when a family walked in who immediately stood out. They were visiting from Sacramento, experienced buyers who had purchased and sold homes before, and they were exploring Camas for the first time in person.

They were interested in the home.
But that was not the part that changed everything.

After the open house, they mentioned that the neighbor’s home had just come on the market. Same street. Different layout. They asked if I would be willing to show it to them.

That simple question shifted the entire journey.

A Clear Vision and a Fast Moving Timeline

This family knew exactly what they wanted.

Camas was their top priority. They were not interested in looking anywhere else. Education mattered deeply to them, as their youngest daughter was entering middle school and they wanted to be in one of the top school districts in the state. Their oldest son was attending Portland State University, so proximity to the Portland metro area was important as well.

They wanted a home that was in great condition, in a safe and welcoming neighborhood, and one that could comfortably support their family, including a multigenerational living dynamic.

We sat down together and created clear must have and deal breaker lists. Each spouse shared their priorities, and we combined those into one aligned plan. That clarity allowed us to move efficiently and confidently.

That same day, after the open house ended, I showed them six homes.
The house next door stood out immediately. We walked through it three separate times.

Why This Home Was the Right Fit

The home offered exactly what their family needed. The bedroom and bathroom count worked perfectly for their household. The main level had an open layout that felt welcoming and functional. The quality of construction was evident, the backyard was usable, and there were a few views that added to the overall feel of the home.

They did consider another newer home in a nearby neighborhood, but it pushed the top of their comfort range. This one did not. It made sense both emotionally and financially.

Once they knew, they were ready to move forward without hesitation.

Writing a Strong Offer With Care and Integrity

There was a unique element to this transaction. I had a fiduciary responsibility to my seller next door, and once the buyers determined that home was not the right fit, I was able to fully focus on representing them.

We approached the offer thoughtfully and confidently. Strong terms. Clean structure. A price that reflected the market and the home.

The offer was accepted.

From Accepted to At Home

The inspection revealed only a few minor items, all of which we were able to resolve through negotiation. The rest of the process moved smoothly and quickly.

A few weeks after closing, I stopped by to drop off a small housewarming gift and check in.

Before I even reached the door, their daughter spotted me through the window and excitedly called out to her parents that their realtor was here. They welcomed me in warmly, and she immediately started telling me about her new friends and school.

That moment said everything.

Since then, the family has fully settled into the community. Their daughter is thriving in school. Their son is progressing through college. They host family often and truly enjoy where they live. We still meet up for coffee from time to time, and the relationship has grown into a genuine friendship.

This experience is a great reminder of why I love what I do. Sometimes people walk into an open house looking for one thing and end up finding exactly what they did not know they needed.
