How a Fully Reimagined Luxury Home on Evergreen Highway Sold in a Shifting Vancouver Washington Market

Some homes are bought with emotion.
Others are bought with vision.

This luxury home on Evergreen Highway in Vancouver Washington began with vision and a willingness to take on risk.

When I was introduced to the sellers, I immediately knew this was not a typical residential sale. These sellers were experienced real estate investors who specialize in buying older homes, completing full scale renovations, and reselling them at a higher level. They understood construction. They understood numbers. And they understood what was at stake.

They had purchased a large home built in 1971, spanning over 5000 square feet, with incredible Columbia River views. The home was dated, worn, and in need of significant work. The yard was cluttered. The roof and siding needed replacement. Nearly every surface inside required attention.

To many buyers, this would have been overwhelming.

To them, it was potential.

Turning an Unloved Home Into a Luxury Property

From the start, the sellers were confident in their plan. They took the home down to the studs and rebuilt it from the inside out. Electrical, plumbing, finishes, layout, exterior, landscaping. Everything was touched.

What emerged was a completely reimagined luxury home with three distinct levels and nearly 180 degree views of the Columbia River and Portland skyline.

One of the most unique aspects of this Evergreen Highway property was its versatility. From the front, the home presents as a single level residence. From the back, it reveals three levels of living space. The lower level features its own private entrance, opening possibilities for multigenerational living, rental income, guest quarters, or a private office.

It was not just beautiful. It was flexible.

Selling a Luxury Home as the Market Changed

As construction wrapped up, the Vancouver Washington real estate market began to shift. Interest rates were rising and buyer behavior was changing. Homes were spending more time on the market and pricing required more precision.

Even experienced sellers feel that pressure when carrying a large luxury home.

This is where strategy mattered.

We walked the home together and discussed value, buyer psychology, and pricing in a cooling market. The sellers had a number they needed to achieve in order for the project to be successful, while also wanting to sell within a reasonable timeframe.

We priced the home intentionally, not conservatively, and built a comprehensive marketing plan designed to attract the right buyer rather than every buyer.

Strategic Marketing for a Vancouver Washington Luxury Home

Our marketing focused on identifying the ideal buyer profile for this Evergreen Highway home. We highlighted lifestyle, flexibility, and long term value.

Key steps included professional photography and videography, strategic staging of the primary living areas, targeted digital marketing, geo targeted advertising, outreach to investor groups, email marketing to our private database, and hosting eight open houses.

The response was strong, even in a shifting market.

The property received over 10000 online views, multiple agent accompanied tours, consistent open house attendance, and steady buyer interest. While there were some low offers early on, we negotiated by reinforcing the quality of the renovation and the value buyers were receiving.

A Smooth Path to Closing

Ultimately, the right buyer recognized the opportunity.

The home sold at a price the sellers were happy with and within a timeline that allowed them to move confidently into their next projects. Inspections went smoothly, supported by the fact that the home had been fully rehabilitated. The appraisal came in at value and the transaction moved cleanly to closing.

When everything was complete, the sellers expressed how pleased they were with the process, the communication, and the execution of the plan from start to finish.

This sale was a reminder that even in a changing real estate market, vision paired with preparation and strategy can lead to outstanding results.

An old, forgotten home now shines brightly over the Columbia River, right here in Vancouver Washington.
