When we first met, we were complete strangers.

She came to see a home I had listed, a set of luxury townhomes up on the ridge in the Palisades of Camas. At the time, she was a buyer. Thoughtful, analytical, and clearly experienced. The home itself was not the right fit, but something far more important came out of that meeting. Trust began to form.

She was confident and knowledgeable. An engineer by trade, retired, and very familiar with real estate. She understood the market and she understood what her home represented. When the time came to sell, she was not looking for flash or guesswork. She wanted proper representation. Someone who truly understood her home and could articulate its value with clarity and precision.

A Home That Deserved to Be Understood

Her home was exceptional.

It had been meticulously cared for, with a no shoe policy and just one occupant. Even though the home was several years old, it felt brand new. The layout was primarily single level living, a rare and highly desirable feature, and it backed to protected green space with trail access.

One of the defining features of the neighborhood was the community pool. Only a handful of neighborhoods in Camas offer this, and hers was just a short walk away. Add to that the proximity to the top elementary school in the area, and the setting was hard to beat.

Then there was the backyard.

She is a master gardener, and it showed. She had invested over one hundred thousand dollars in her own time, expertise, and vision to create a true garden oasis. This was not just landscaping. It was craftsmanship.

She believed her home would sell for a record price per square foot in the neighborhood.

I challenged that belief, not because she was wrong, but because the data required careful positioning. The comparable sales told one story. The uniqueness of her home told another. Our job was to bring those two stories together.

Strategy Over Shortcuts

Even though the home was already in outstanding condition, preparation still mattered.

We walked through the home together and identified areas that could be refined. Rooms were thinned out to highlight space and flow. Carpets were stretched. Small paint touch ups were completed. The landscaping was carefully fine tuned so everything would be at its peak.

Then we focused on marketing.

We brought in multiple photographers and videographers to create magazine quality imagery and video. We did not just market a house. We told the story of the lifestyle. The indoor flow, the outdoor spaces, the garden, the green space, and the neighborhood itself.

We pre marketed the home before it went live. We identified the ideal buyer profile. We shared the property through direct agent outreach, email campaigns to tens of thousands of contacts, social media content, open houses, and neighborhood outreach.

Every detail was intentional.

Five Days Changed Everything

The response was immediate.

In a challenging 2025 market, showings began right away. Within five days of hitting the market, the home was pending with a cash buyer.

The initial offer was strong but not at full list price. This is where negotiation mattered. Through clear communication and a disciplined strategy, we successfully negotiated the price upward to a record sale per square foot for the neighborhood.

But the price was only part of the win.

Her next home was a new construction property that would not be complete for several months. We negotiated an extended closing that allowed her to stay in her home until her new one was ready.

There was no temporary housing. No double moves. No unnecessary stress.

A Seamless Finish

The inspection process was smooth. The home was in excellent condition, and when minor cosmetic items came up, we held firm and negotiated zero concessions.

The deal closed cleanly.

After everything was complete, she shared how grateful she was for the communication, the preparation, and the execution. She told me I did exactly what I said I would do. That trust led her to also hire me to help her purchase her next home.

We started as strangers. We ended as friends.

And that is the part of this story that matters most.
