Coming Together Under One Roof A Love Story Written in Real Estate

Some real estate transactions are about square footage.
Some are about timing.
And some are about legacy, love, and the beginning of a new chapter.

This one was about all three.

A Relationship Years in the Making

I have known this client for nearly two decades. We first met when our boys were in first grade together and now both of them are seniors in high school. Over the years, our relationship evolved beyond school events and sidelines. Today he is my personal wealth manager. He understands investments. He understands value. He understands leverage.

So when he and his fiancée decided it was finally time to combine two separate households into one shared home, I was deeply honored they chose me to guide them.

Here is what we negotiated:

Fifty thousand dollar price reduction
Nearly eighty thousand dollars in closing cost concessions
Seventy five thousand dollars in high end upgrades and improvements

Total negotiated value was approximately two hundred thousand dollars.

This was not luck.

It was understanding how builders think and knowing where leverage exists.

A Challenge at the Finish Line

The inspection went well overall, but some agreed concessions including a new front door and full blind package were not completed prior to closing.

We had two options.

Delay closing for about a month.
Or close on time and protect the buyers.

We chose to close and negotiated an escrow holdback at three times the cost of the remaining work.

That kept the builder highly motivated.

My clients moved in on schedule with financial protection in place to ensure the work would be completed.

The Real Win

When their offer was accepted they were thrilled. Not just because of the negotiations.

But because this meant something bigger.

After five years of living separately they were finally coming together under one roof.

When they walked into their new home as owners it was not about the finishes.

It was about the meaning.

Today they are settling in. The builder is completing final items. Life is beginning to feel real in this new space.
